Dear Applicant,

Thank you for applying for rental housing with Better Community Neighborhoods, Inc. We are a not-for-profit 501(C)3 developer of affordable rental properties, homes for first time homebuyers, and grants for owner occupied property repairs. We are a HUD approved Housing Counseling agency and a property manager maintaining our own portfolio of rental properties in the City of Schenectady. Better Community Neighborhoods Inc (BCNI) was created in 2020 thru the merger of two long established Schenectady not-for-profits; the Community Land Trust of Schenectady, Inc. and Better Neighborhoods, Inc. who have been serving the City of Schenectady community for over 50 years.

BCNI’s mission is “To Build and support resilient neighborhoods where residents of all backgrounds can flourish.” The housing you are applying for has been funded by federal, state, and local funds provided to construct new rental housing to assist low-income families with decent, safe, and sanitary housing. To achieve this mission, we are required to review the income and assets of applicants and ensure that the family income is within federal guidelines for affordable housing.

The requirements for these BCNI rentals include a family size from two (2) to four (4) persons at the income levels below:

Household Size 1 2 3 4
Income Limits 60% AMI Low Income $44,520 $50,880 $57,240 $63,600
Income Limits 80% AMI Moderate Income N/A $67,850 $76,350 $84,800

There is one (1) mobility accessible unit where an exception can be made for a household of one (1).

Applications for a rental unit are accepted on a first completed, first served basis. Please review the checklist provided on your application for the documents that are required to complete the application and allow BCNI to determine eligibility of your application.

Completed applications will be date and time stamped upon receipt. The applications will be reviewed in the order they are received until all units are reserved. Additional applications will be placed on the BCNI waiting list and be contacted as future apartments become available.

If you have any questions on the application or the documentation required, the staff at BCNI is ready to assist you. Please call BCNI during regular business hours at 518.372.7616 or email at property@bcnihousing.org with any questions you may have.
